Description

This home is a great size, with a bay window in the dining area and a cosy, warm feel in the lounge area which will make it perfect for an evening in front of the television. The large dining area is a great space and can accommodate a large dining table, so you can invite the whole family around to show off your new home. The large kitchen at 15’, is certainly much larger than you would expect from a Victorian house, which will please the budding chef! In the summer the garden is just right for those with a busy lifestyle. Enough room to enjoy on the weekend and create an interesting space, without spending all day mowing the lawn.Upstairs, there is a lot more to this property than meets the eye. If you work from home, you will love the bedroom 4/study, which could also make a great nursery, or spare bedroom. The traditional Victorian layout means the third bedroom area is off the second, which means it would be great for the children, or if you do not need that many bedrooms it is the perfect dressing area! The space on offer inside is not the only pleasant surprise here. The wide side access is shared with next door, the current owners and neighbours have a convenient existing relationship where they use this for vehicle access and to get the car to the garage storage in the rear garden. (Please note that there is not a drop kerb to this access and this is an informal arrangement). What the Owner says:
This has been a brilliant family home for us for nearly fifteen years. It was perfect for us as our daughter was growing up and now that we are three adults living here it is even better to be honest. The changes we made in the layout means we have the study in bedroom 4 and our daughter has her own bedroom, complete with a dressing area (bedroom 3 area). There is plenty of space for us all here. This is a lovely area to live, very close to the schools – which was very important to us when we moved here. The local shop is just around the corner and the town itself is not far away. On the other hand the opposite direction offers some superb countryside walks with the dog!

Rent-driven metrics

Based on Area rent estimate.

Rent ratio 0.55%
Max investor price (0.8%) £136,875
Target investor price (1%) £109,500
  • Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
  • Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
  • Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
  • Gross yield — Annual rent as % of purchase price (no costs).
