Description
The Tour
Clevedon Mansions lies at the top of Lissenden Gardens, a residential no-through road next to Parliament Hill. The handsome building is a traditional red-brick Victorian mansion block, which was built in 1901 and was once home to English composer Martin Shaw who composed hymns such as Morning Has Broken, amongst others. Entrance is through a secluded front garden, where paving stones wind through mature planting to the front door.
The apartment is positioned on the third floor and is brilliantly bright care of its elevated position and its dual aspect, open-plan living spaces. Grey-painted floorboards with a slight gloss amplify the natural light that enters the living room through two sets of large French doors, which open directly onto the balcony. The expanse of glazing frames views over the Heath, and the southwest-facing position welcomes copious amounts of light. There is plenty of room for separate seating and dining areas, creating a wonderfully versatile space that would suit a variety of layouts.
A high, open doorway connects the living room and kitchen, ensuring an easy sense of flow between the spaces. Light enters from a glazed door at one end, which opens to an additional balcony at the rear of the plan. The kitchen has been executed to an extremely high standard, with built-in appliances by Miele and light fittings by Viabizzuno. Worksurfaces and cabinetry are in restaurant-standard stainless steel, with strip lighting above the splashback complementing the industrial aesthetic.
The southwest-facing bedroom enjoys similarly excellent levels of natural light. Two huge sash windows frame views over the greenery of Hampstead Heath beyond. The same grey-painted floorboards extend underfoot, creating a sense of material continuity and harmony with the living spaces.
In the bathroom, white tiles with a pearlescent finish surround the built-in bath. Built-in open shelving extends the full height of one wall, creating ample storage. A window above the bath opens onto the rear balcony.
There are two generous cupboards in the hallway for storage.
Outdoor Space
The southwest-facing balcony occupies a wonderful position, with uninterrupted views over Parliament Hill and Hampstead Heath. In the spring, trees blossom in front of the building, adding to this verdant outlook and creating seasonal bursts of colour. There is plenty of space for a sun lounger, or a dining table and several chairs, making it the perfect space for a morning coffee or evening drinks.
An additional balcony lies at the opposite side of the plan. This occupies a more secluded spot towards the rear of the building and is used by the current owners as a home for potted plants.
There is a private tennis court within the square, which residents of Clevedon Mansions have access to.
The Area
The wide, open spaces of Parliament Hill and Hampstead Heath are a three-minute walk away via a discrete gated passage, and the fantastic Parliament Hill Lido is within five minutes walk. Nearby are the independent retailers of Fortess Road, including Phoenicia Food Hall, Gail’s, Kami, Salvino, Anima e Cuore and Bread by Bike. There are excellent pubs in the area, including The Bull & Last, The Pineapple, The Southampton Arms and The Lord Stanley. There is also a weekly farmer’s market at Parliament Hill.
Transport in the area is excellent with Gospel Oak (London Overground) a three-minute walk, and Tufnell Park station (Northern Line) around an eight-minute walk. Numerous local buses provide easy access to the City and the West End.

Rent-driven metrics
Based on OpenRent comparables.
- Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
- Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
- Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
- Gross yield — Annual rent as % of purchase price (no costs).
- Cost-to-rent — Price ÷ annual rent (from OpenRent comparables). Under 14× = strong, 14–16× = acceptable, 17×+ = compressed.
- Cashflow — Rent minus mortgage, 10% maintenance, £25/mo compliance. Assumes 75% LTV, 3.95% APR (5yr fixed), 25yr term.
- ROI — Annual profit ÷ cash in (deposit + 4% purchase costs).
