Description

Located in the heart of Churton with large garden, gated driveway, garage and a fantastic array of period features, a beautiful four bedroom, two bathroom, three reception room semi detached house.

Comment from Robert Reed of Gascoigne Halman

Churton is one of my favourite villages in the locality. It is however rare I get the chance to work here often, as houses so rarely become available! That bears testament to what a wonderful place this is to live, with a strong community spirit, beautiful historic buildings, impressive day to day amenities in nearby Farndon and a delightful position on the English Welsh border, just in to Cheshire. Chester City Centre is just eight miles away.

The village has also been delighted to see the refurbishment and rejuvenation of the local pub, The White Horse into an elite bistro pub, masterminded by the team behind the Sticky Walnut in Hoole. This has quickly become a focal point for village life.

The house itself is one of those beautiful dwellings that gives you a warm and positive feeling the moment you set through the door. The present owners have enjoyed their seven years in the house immensely, bringing up their young family, whilst also making various improvements and positive changes. It is a house that is rich in character and period features whilst also offering a layout and configuration that is ideal for modern day family life with quality bathrooms and kitchen.
**
In total there are three reception rooms and breakfast kitchen, whilst over the top two floors there is a principal bedroom with en suite shower room and three further double bedrooms that are served by a stylish family bathroom. The period features include Minton flooring, cast iron fireplaces, bay windows, original doors and coved ceilings whilst there are also two wood burning stoves.

The plot is large, extending to 0.15 acre and is arranged in an unusual but really appealing way. To the front there is ample driveway parking via a secure gated driveway. Gates then lead through to a large Indian Stone courtyard which is both aesthetically pleasing, a perfect link to the house and a secure area for children to play on bikes. The final area of garden is the long area of lawn to the rear, which provides an excellent area for all the family which is mature and private. At the far end is a further storage building.

This is such a rare buying opportunity, I strongly recommend a viewing.

Location

Churton is a lovely village setting with a thriving refurbished pub restaurant and is just a couple of miles away from the equally beautiful villages of Farndon and Holt.

Farndon is home to a well regarded primary school and has a host of other amenities that include two renovated pub restaurants, post office, general store, butchers, hair and beauty salon, pharmacist, coffee shop and a variety of other amenities including two Churches, Doctors surgery, community hall and sports and social club. A minute's drive over the bridge into Holt and you will find more eateries which includes an excellent Indian restaurant and takeaway, a couple of inns and a substantial general store.

There are so many other beautiful villages within a short drive such as Malpas, Tilston and Tattenhall with each having its own range of excellent amenities. Huntington is ten-minute drive away and is home to a large Sainsbury¿s supermarket, retail park and the A41 junction a few minutes further.

There is a choice of Country Clubs and Spas within easy driving distance and an excellent choice of golf courses which includes the Aldersey Green Club and the renowned Carden Park complex - a Hotel, Country Club with Spa and two courses - one being a Jack NIcklaus championship course - one of only five in the country.

Both Liverpool and Manchester airports are about an hour's drive, as is the North Wales Coast. Secondary schools are within easy reach at Malpas, Christleton and Great Boughton. Abbey Gate College is nearby in Saighton whilst Kings and Queens are in Chester City Centre. Railway stations are located at Chester and Wrexham.

The nearby historic city of Chester is renowned for its charm and character including the Roman Walls, River Dee and Roodee racecourse. The city centre offers a huge variety of shopping and leisure facilities encompassing the famous 'rows' shopping area with bars and restaurants to suit almost every occasion and taste. Local areas of employment are generally accessible by a good network of A roads and motorways.

Directions

From Tarporley

From the High Street in Tarporley travel out of the village in the direction of Nantwich and at the end of the High Street turn left onto the A49. At Four Lanes End traffic light cross roads with the Indian restaurant on the right hand side, turn right onto the continuation of the A49 in the direction of Whitchurch. Proceed along this road through the villages of Tiverton and Spurstow and turn right onto the A534 (Wrexham Road). Proceed to the end of the road to the T-junction and take a right turn. Follow the road along passing the 'Bickerton Poacher' on the left hand side.

Carry straight on until reaching the Broxton roundabout where you will continue straight over, taking the second exit and staying on the A534. Follow this road as you pass through the villages of Clutton and Barton. Then a short while after passing the JET petrol station on your right hand side, take the right turn for the B5130 which leads you through to Farndon. Proceed straight on for circa 1.5 mile until reaching a T junction at which point take the right turn in the direction of Churton. On entering the village of Churton take the turning left at the White Horse Public House into Hobb Lane. Follow Hobb Lane around the bend into Stannage Lane whereupon the subject property will be located on the left hand side, clearly marked by a Gascoigne Halman `for sale' board.

From Chester

Proceed out of the city through The Bars at Boughton and continue along the dual carriageway to the Bill Smith's motorcycle showrooms. At the gyratory system turn right and at the second set of traffic lights turn right again as if heading back into the city. Then take the first turning left into Sandy Lane signposted Huntington, Aldford and Churton. On entering the village of Churton take the turning right at the White Horse Public House into Hobb Lane. Follow Hobb Lane around the bend into Stannage Lane whereupon the subject property will be located on the left hand side, clearly marked by a Gascoigne Halman `for sale' board.

Rent-driven metrics

Based on Area rent estimate.

Rent ratio 0.18%
Max investor price (0.8%) £120,750
Target investor price (1%) £96,600
  • Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
  • Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
  • Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
  • Gross yield — Annual rent as % of purchase price (no costs).
