Description

A unique 4-bedroom character penthouse with a panoramic view from Hove seafront to the Downs.

Originally the billiards room on the fourth and top floor of this red brick Grade II Listed mansion property, many period details remain from its 1890s build. Leaded stained glass window panels above doors, high coved ceilings, skylights and parquet flooring confirm this homes rich heritage. Converted and extended around 1920 the penthouse spreads out over the entire top floor. The layout of this huge flat provides the potential for any new owner to put their personal stamp on living there.

In More Detail - From the grand entrance hall you take the antique wood panelled lift that opens up straight into the penthouse hallway with its original parquet flooring. The 3rd bedroom with wash hand basin and snug/4th bedroom sit opposite with the elegant, traditionally styled shower room in white and burgundy adjacent. The main hallway then leads off in two directions. Directly ahead is the expansive main lounge and dining area with a huge south facing bay window fitted with bespoke seating and perfect for seafront gazing. Beneath the parquet floor is solid concrete providing excellent soundproofing. Both living rooms have access to the southfacing heated conservatory. Watch the sea from here in the warmth all winter. In summer choose to take a dip from your own beach hut immediately opposite.

Taking the other direction from the entrance way are the two large west facing bedrooms both bursting with light, from where you can catch sight of the sea on waking each morning. Opposite is the bathroom set in the sloping eaves, white tiled and highlighted with a stripe of racing green. Adjacent, there's a useful airing cupboard assuming the space of the original dumb waiter. At the end of this hallway is the kitchen fitted with bold blue cupboards and beautiful worktops in emerald pearl granite, where from the window you get a glimpse of the South Downs, with an adjacent small utility room too. Outside there's a small north-facing balcony between the kitchen and the main bedroom.

What The Owner Says - 'Only once we moved in did we realise that we were surrounded by stunning views, the advantage of being part of a detached property. At the front it's a bit like being on the prow of a ship with an engrossing ever changing seascape with kite surfers and boats and the bustling promenade life down below of dog walkers, joggers, cyclists and weddings. It's lovely and quiet being so high up and you you can see everyone else's fireworks displays from this grandstand viewpoint. Once you have your residents parking permit, there's never any problem getting a place to park in Third Avenue and far and away it's the best place I've ever lived.'

Rent-driven metrics

Based on Area rent estimate.

Rent ratio 0.21%
Max investor price (0.8%) £227,750
Target investor price (1%) £182,200
  • Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
  • Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
  • Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
  • Gross yield — Annual rent as % of purchase price (no costs).
