Description

guide price | £375,000 - £400,000
graceful proportions |
This impressive and stylish two bedroom flat is just a short stroll from the chic restaurants, cafes, delis and shops of the fashionable Seven Dials area, and it is wonderfully bright due to high ceilings, and glazing on three sides due to its position on the end of the terrace. It is formed from the entire ground floor of a substantial Victorian house, so it benefits from generous room proportions and it also boasts a private courtyard garden; open to the west and a suntrap in the height of summer. Being in close proximity to both Brighton and Hove Stations means this would be the perfect apartment for commuters, investors and professional sharers alike.
In brief:
Style: Ground floor flat in a Victorian house
Bedrooms: 2 double
Living rooms: 1 spacious
Area: 718 sq ft   66.7 sq m
Outside: Rear courtyard garden with own entrance
Location: Seven Dials
Parking: Permit parking zone O
Why you’ll like it:
The exterior of this property is instantly impressive in red brick, with a French influence terret on the south westerly corner which creates a wide hexagonal bay window for both this apartment on the ground floor, and the one above. You approach up some terracotta tiled steps, and through the stained glass front door into a neat communal hall where your door is directly ahead. Once inside it is immediately apparent that this apartment has been beautifully maintained, and has been decorated by the current owners with a refined taste and a contemporary palette.
First to the left is a short corridor leading towards the front of the house and the master bedroom which is fantastic size with space for a king size bed as well as large pieces of bedroom furniture, without compromising on floor space. The shapely window floods the room with natural light and adds character and interest, whilst providing the perfect bay for a glamorous dressing table. Bedroom two is next door, and is a good double, but is currently set up as a peaceful home office sharing the same soothing decor of cream wool carpets and dove grey walls.
The kitchen is next, and has modern fitted units in buttermilk forming a U shape. These are topped with a deep worktop in oak effect, and the fridge freezer and Baumatic oven and gas hob are integrated below and within it. The washing machine is freestanding however, and the sink has been thoughtfully placed below the window. You can access the garden from here which leads to the side gate, so you have your own entrance which is great for muddy bikes and shoes so you need not traipse them through the house.
The first of the decorative stained glass windows links the hallway and the kitchen, and this has a sweet tulip design which is repeated in the living room for continuity. The bathroom is first on the left however, and this is a wonderful blend of original features and contemporary design using shimmering ceramic tiles on the floor and the walls around the bath, while retaining the original leaded windows. A sizable heated rail warms the room beautifully in the cooler months whilst keeping your towels fluffy, and the hand basin is inlaid to a mahogany vanity unit for your toiletries.
The living room is the show stopper at the rear of the flat, where the rear wall feels almost entirely glazed and has a door to the garden. In the summer this becomes an extension of the room, with plenty of space to dine alfresco, whilst inside there is room for formal dining as well as comfortable sofas and chairs. A grand fireplace takes centre stage, and while this is currently closed, it may be opened up, although this would require professional investigation.
This is a fantastic flat, with many attractive features, and being so well located, it is sure to be snapped up.
Bear in mind:
If you are after a little more outside space, St Anne’s Wells Gardens are a short walk around the corner where you’ll find a cafe, tennis courts, a play area, and lots of green spaces for picnics.

Rent-driven metrics

Based on Area rent estimate.

Rent ratio 0.49%
Max investor price (0.8%) £227,750
Target investor price (1%) £182,200
  • Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
  • Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
  • Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
  • Gross yield — Annual rent as % of purchase price (no costs).
