Description

Why Buy This Home......

As you step into this stunning home, you’re welcomed by an
impressive hallway. Parents with young children will
appreciate the convenience, as there’s plenty of room to
manoeuvre a buggy effortlessly.

To the right, a handy downstairs W/C adds practicality, while to
the left, a versatile extra room offers many possibilities.
Whether you need a home-office, playroom, or even a
separate family room, this space adapts to suit your lifestyle.

The living room is generously sized, offering plenty of space
for a three-piece suite or a modern corner sofa—whichever
suits your style, there’s room for the whole family to relax.
French doors open onto the garden, flooding the space with
natural light.

The garden has been thoughtfully designed to be both stylish
and functional. A sizable patio provides the perfect spot for
outdoor dining, while the pergola creates a cozy, shaded
seating area—ideal for summer gatherings.

The rest of the garden offers plenty of space for children to
play and for those with green fingers to add their own touch.
There's also convenient rear access to the double garage,
making storage and outdoor living seamless.

The kitchen/diner is the heart of any family home, and this one
is designed for both style and practicality. There's ample space
for a grand dining table—comfortably seating eight to
ten—making it perfect for gatherings. The sleek high-gloss
white units are beautifully contrasted by a wood-effect
worktop, creating a modern yet warm feel.
Integrated appliances include a fridge/freezer, washing
machine, dishwasher, two separate electric ovens, and a
gas hob, ensuring both convenience and efficiency.

Completing the space is a handy utility room with a separate
sink and storage cupboards and shelving —I deal for keeping
laundry out of sight and away from washing off muddy paws
after a long walk.

Upstairs, you'll find five double bedrooms, with both the master
and second bedrooms benefiting from their own en-suites.
As you reach the top of the stairs, the spacious master
bedroom sits to the left, offering stunning views over the green
space outdoors.

It features fitted wardrobes and, of course, a private en-suite.
Opposite the master, bedroom two is an ideal retreat for an
older child seeking their own space, complete with its own en-
suite for added convenience.

Bedrooms three and four are positioned on the right side of the
house, both comfortably accommodating a double bed, fitted
wardrobes, and bedside tables—further highlighting the
generous proportions of this home.

The fifth bedroom is often considered the box room, but that’s
not the case here. It’s spacious enough to fit a double bed or
could easily be used as a home office or playroom, offering
great flexibility to suit your needs.

Parking is well catered for with a double garage and a
separate private space and driveway, providing ample space
for multiple vehicles. Additionally, there is plenty of communal
parking available for visitors.

More about the location.....

For a new development, Newton Leys is steeped in history.
with some parts dating back as far as the Iron Age. However, it
was more recently famous for brick-making from the late 19th
Century, in the form of Newton Longville Brickworks. When the
Brickworks closed in 1978, an old claypit was flooded to create
Jubilee Lake, now more commonly known as Willow Lake,
is easily the jewel in Newton Leys' crown.

Newton Leys is a district that covers the southern tip of
Bletchley and is split between the Borough of Milton Keynes
and Aylesbury Vale. Conveniently located next to the A4146
and A5, it gives easy access to Milton Keynes, Leighton
Buzzard and the M1.

You have a choice of either Bletchley or Leighton Buzzard
Train Stations which both offer fast services directly into
London Euston (37 mins) and Birmingham (1 hr 9 mins).

Primary Schooling is provided by the surrounding villages with
the Newton Longville School (Good) being the default
catchment for the property.

The catchment for the secondary schools include The
Cottesloe in Wing (Good) as well as the Royal Latin Grammar
School in Buckingham (boys and girls, co-ed).

In 2017 Newton Leys District Centre opened providing local
conveniences such as a Costa, Chinese Takeaway, Fish and
Chip Shop, Dominos Pizza, Barbers and an 8000 sq. ft Asda.
At the end of April the Turing Key pub opened its doors and
has already cemented itself as the heart of the community. It is
in good company as there are also numerous village pubs
within a few miles such as The Three Locks at Stoke
Hammond, The Crooked Billet at Newton Longville and The
Betsey Wynne at Swanbourne.

Rent-driven metrics

Based on Area rent estimate.

Rent ratio 0.24%
Max investor price (0.8%) £184,125
Target investor price (1%) £147,300
  • Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
  • Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
  • Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
  • Gross yield — Annual rent as % of purchase price (no costs).
