## Description

Situated a few minutes walk from the beach and town, is this extended, and very deceptive semi detached 4 bedroom bungalow. Front and rear gardens, off-road parking and garage. Some elevated views from the upper storey, towards the town, beaches and bay.

The coastal resort of Perranporth is a popular family holiday destination, Perran beach extends northeast of the town for some two miles to Ligger Point and faces west the Atlantic Ocean and is a popular surfing location. The beach has lifeguard patrols from May – September and benefits from a wealth of natural features including; arches and cliff stacks. Behind the beach is an area of extensive sand dunes, known as Penhale Sands. Perranporth is centred on a main street – St.Pirans Road, the B3285 Newquay to St.Agnes road. The village centre has various shops and cafes including a modern Co-Operative store, a Premier convenience store, The Camelot Restaurant, The Green Parrot as well as six other pubs along with the well renowned Watering Hole pub situated on the beach.

Perranporth hosts an inter - Celtic festival each October, Lowender Perran, drawing people in from Cornwall and the other five Celtic nations. There is also a Sea-song and Shanty festival held in the third week of April.

The Perranporth surf lifesaving club is one of the oldest in the county and hosts an extreme triathlon event every autumn. The beach is also a popular destination for kite surfing enthusiasts. There is a golf club lying just north of the village, and the village benefits from a regular bus service to Truro, where a more extensive range of shopping and commercial facilities can be found.

'Killean' is situated in a convenient location minutes from beautiful cliff top coastal path walks, town centre and the popular Perranporth beach. From the end of Droskyn Way you can enjoy the most fantastic views down over the beach and towards the bay, taking in the rugged coastline.

To the front, there is a lawned garden with off-road parking for two cars along with a garage. The rear gardens are set out as a seating and patio terrace with steps leading up to an enclosed lawned area. From here you enjoy some views back down towards the beach and bay.

Internally you are welcomed by a spacious entrance porch which leads through into the hallway. There are two double bedrooms - both looking out to the front and rear garden. The lounge is of generous size and enjoys some views down towards Perranporth town. From the lounge there is a staircase accessing the first floor. The kitchen breakfast room is presented to a good standard throughout and leads through into the conservatory which provides views over the garden. To the first floor there is a superb master bedroom with views from all windows over the town, towards the beach and out to the bay along with the benefit from an en-suite. Adjacent to the master bedroom is the forth bedroom, again enjoying the afore mentioned views.

This property is set within a beautiful position and is very deceptive. Viewing is highly recommended to appreciate this wonderful home.
