Description
Situation - Old Hill House is situated in the conservation area of Grampound in a tucked away position off Old Hill towards the edge of the village and is only a short walk away from the village facilities which include primary school, church, village stores/café, bowling club and football club ground. These facilities are supplemented further by the town of St Austell about 6 miles to the north-east and the cathedral city of Truro being the commercial and retail centre of Cornwall about 9 miles to the south-west.
Grampound is well positioned to access both the north and south coasts, as well as the A30(T) at Fraddon, about 4 miles to the north, and there is a station on the London Paddington line at St Austell.
Description - To the front and side of the house is paved and gravelled car parking for up to three vehicles.
On the ground floor, with part coloured glazed door and small paned side lights is an enclosed Entrance Porch with pitched roof and triple aspect, from which a glazed pair of doors open to a fine well-proportioned Living Room with wood-burner (new 2024) set on a slate hearth in an old fireplace recess, ceiling timbers and window-seat. From the Living Room is a door to a Dining Room with fine slate floor and fireplace with timber surround and mantle and inset mains gas coal effect wood-burner.
Off the Living Room is an Internal Hall with turning balustrade stairs to first floor with under-stairs Cupboard and door to a useful Utility Room with full height fitted dresser, built-in larder cupboard, worktop surface and space and plumbing for washing machine, opaque glazed door to the Garden Room and door to a Shower Room with shower cubicle with electric shower with concertina door, suspended modern washbasin, wc and wall mounted towel radiator.
The Kitchen offers a fine u-shaped range of bespoke base and eye level units with varnished timber worktops and including deep earthenware sink unit with mixer tap, Rangemaster with double oven and five gas rings, hotplate and extractor hood over, pair of integral refrigerators, space and plumbing for dishwasher.
The kitchen opens to a Garden Room. This is a superb room with high pitched ceiling with Velux windows, timber floor with electric underfloor heating, high picture window to garden, double aspect, glazed door to outside, return opaque glazed door to the Utility room and door to a Study with timber floor with independent electric underfloor heating, high pitched ceiling with Velux window and outlook to garden.
On the first floor around a central balustrade Landing are Four Bedrooms, two of which include fitted wardrobes, and one an En Suite Shower Room with tiled shower with electric shower, pedestal washbasin, wc and wall mounted towel radiator. In addition is a Bathroom with a P-shaped bath with electric shower over, pedestal washbasin, wc and wall mounted towel radiator.
The Garden Room looks out to a delightful Formal Garden which is well landscaped and tended and includes crazy paved paths, seating areas with attractive low natural stone walled flower and shrub beds, an area of lawn and a natural stone open Garden Store.
Beyond, via a gated picket fence, is a Vegetable Garden with timber and bitumen felt Garden/Potting Shed, fine Greenhouse and a number of raised beds around stone chipped and bark paths which lead down to the end of the garden where there is a stone chipped seating area. Adjacent is a superb insulated Workshop/Hobbies Room with light and power connected and which is suitable for a variety of purposes including possibly an office if desired. (Please note that all the workshop fixtures and fittings, including electric lights therein, are excluded from the sale).

- Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
- Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
- Gross yield — Annual rent as % of purchase price (no costs).
