THE PROPERTY

The accommodation in brief comprises an entrance hall with welcome mat and oak flooring which continues through to the sitting/dining room. The kitchen is fitted with a range of modern base and eye level units, with a Neff electric hob, Meile electric oven, Hotpoint dishwasher, integrated Hotpoint washing machine and fridge freezer. The wall mounted gas fired combi boiler is concealed in a kitchen unit. The sitting/dining room presents well and has timber French doors opening to the rear garden and a window to the side. The master bedroom features built-in wardrobe cupboards and a window to the front. Bedroom two has a window to the front and is currently used as a study/hobby room. The bath/shower room features a window to the side, double shower enclosure, low flush wc and pedestal hand wash basin. The floor and half walls are tiled and there is a radiator towel rail with electric summer heating element. There is also a large airing cupboard with radiator heating.
OUTSIDE
The property is approached over gravelled tarmac and block paving which leads to the garage and a paved path leads to the front door. The front and side garden are presented for easy maintenance. The enclosed rear garden is laid to lawn with a large paved terraced area ideal for alfresco dining with delightful shrub and flower borders. A garden shed is positioned to the rear of the garage and there is gated access to the front.
LOCATION
The property is located on the outskirts of Long Melford, a short walk from the village centre. Long Melford is frequently voted amongst the top 20 most sought-after villages in England and Wales. There is an excellent range of shops, restaurants, pubs, a doctors’ surgery, a primary school, hotels and two Tudor mansions - Kentwell Hall and Melford Hall – both of which are open to the public. The market town of Sudbury provides a rail link to London’s Liverpool Street via Marks Tey (about 80 minutes). Alternatively, there is a mainline service from Colchester with fast and regular trains taking about 48 minutes. The historic market town of Bury St Edmunds lies 10 miles to the north and offers an excellent range of amenities with schooling in the private and public sectors, extensive shopping facilities and a good range of leisure facilities including health clubs, swimming pools and golf clubs. There are numerous high-quality restaurants and cultural amenities including the impressive Georgian Theatre Royal and the Abbey Gardens.

Based on OpenRent comparables.
- Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
- Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
- Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
- Gross yield — Annual rent as % of purchase price (no costs).
- Cost-to-rent — Price ÷ annual rent (from OpenRent comparables). Under 14× = strong, 14–16× = acceptable, 17×+ = compressed.
- Cashflow — Rent minus mortgage, 10% maintenance, £25/mo compliance. Assumes 75% LTV, 3.95% APR (5yr fixed), 25yr term.
- ROI — Annual profit ÷ cash in (deposit + 4% purchase costs).
