Description
Grittleton is a popular village with a real community. It has an excellent pub, the Neeld Arms, a church and a village hall.
Nearby Chippenham has a wide range of shops and services. There is a more comprehensive range of amenities available in the city of Bath, which is famous for its Georgian architecture. Bath city centre is only 15 miles to the South West and the regional centre of Bristol is only just over 18 miles away.
The village lies close to both junctions 17 and 18 of the M4. Chippenham Station is 6 miles away providing a regular rail service to London Paddington. Secondary schooling can be found in Chippenham.
There are ample local sporting opportunities including a number of golf courses. The area has long been associated with equestrian pursuits, with National Hunt racing at Cheltenham and Newbury, polo at Westonbirt and Cirencester Park, hunting with the Beaufort, and horse trials at Badminton and Gatcombe. Gloucestershire and Wiltshire are noted for its schools. Private schools within daily driving distance include Westonbirt, Beaudesert Park at Minchinhampton, and the various schools in Cheltenham and Bath.
A gravelled driveway leads to a parking area to the east of the house. Adjoining which is a double garage with electric doors. Masons sits within pretty gardens which have been well maintained and planted. There is a vegatable garden with soft fruit canes and a small shed.

Based on Area rent estimate.
- Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
- Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
- Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
- Gross yield — Annual rent as % of purchase price (no costs).
