Description

Jon-Paul Brampton presents...two bedroom Rothschild's cottage (with outbuilding) in the charming Buckinghamshire village of Wingrave.
the property
Built circa 1876 this fine example of a classic Rothschild's cottage has been refurbished throughout by the current owners and is presented to an exemplary level.  Situated at the top of Nup End Lane as you leave the Winslow Road, this fine home offers a central village location in a quiet position with a truly pleasant outlook.
A metal gate leads up the garden path, the current owners have installed an electric car charging point at the foot of the garden to make charging your on street vehicle a straight forward process. A pretty front garden, currently comprising an astroturf lawn with picket fence and space for an assortments of pots and planters.
The entrance hall leads into the large living room; a stylish space with plantation shutters at the windows, hardwood flooring and a charming fully functional fireplace. Bright and sizeable there is ample room for a couple of large sofas.
There is an understair storage cupboard as the space flows through to the kitchen/breakfast room. A stunning space with every appliance you could need and a Smeg range cooker sitting centre stage.  There is copious storage and a plentiful worktop space that wraps around the circumference of the room and provides some breakfast bar space. Floor to ceiling bi-folding doors fill the entire rear wall presenting a truly inside/out feel, where the house extends into the courtyard, or the courtyard becomes part of the living space. A large lantern skylight allows the light to pour into the kitchen, whilst the stylish patio slabs of the courtyard garden encourage al fresco dining. You can just imagine summer BBQ's or chilly evenings with the company of friends warmed by the patio heater.  What was once an outhouse or outbuilding has now been cleverly and stylishly converted into a further living space, matching bi-folding doors create the feeling that this structure is a continuation of the property itself. Currently used as a dining room, the space also incudes services, as was once used as a bedroom with ensuite.  Beyond the garden room there is a small patio and storage shed.
Back in the main house there are two bedrooms upstairs, both presented in a stylish and well finished way and a truly sensational shower room. Boasting a spa-like quality the walk-in shower is digital and means you can programme your favourite temperature as you skip from bed to bathroom, what's not to love about that?!
All in all a stunning home, in a quaint and quiet position in a simply beautiful village. But please do not just take my word for it! Browse the photos, watch the video tour and read the description. And then if you think this could be the home for you please call to arrange a viewing.

the location
Wingrave is an extremely charming hilltop village heavily influenced by Rothschild architecture. There are plenty of local amenities including a local shop, Church, school, public house, garage and famous village pond.
But that is really just the tip of the iceberg, as if ever there was a village with a true village community it is Wingrave. There are a plethora of local clubs and societies for whatever tickles your fancy. Whether it be bowls or netball, there is something for everyone. During the warmer months a village BBQ takes place every other Friday on the Recreation Ground. A chance for villagers to meet and connect. There is afternoon tea at the church on a Wednesday, Curry, Pizza or Spuds night at the Community Centre. The village involves itself heavily in Bucks Art Week as there are numerous artists within the village, as well as holding open garden events.
In terms of broader amenities, the market towns of Aylesbury, Tring and Leighton Buzzard are all close by with their High Streets and Supermarkets, as well as all offering rail services into London.
Local schools include Wingrave CoE Combined and access to the Grammar schools of Aylesbury.

Based on Area rent estimate.

Rent ratio 0.38%
Max investor price (0.8%) £184,125
Target investor price (1%) £147,300
  • Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
  • Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
  • Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
  • Gross yield — Annual rent as % of purchase price (no costs).
