Description

Location ** Broomriggs is delightfully located in tranquil surroundings and can be approached either from the South via the Ferry over Lake Windermere or from Hawkshead to the North.

From the Windermere Ferry, proceed North on the B5285, and having travelled through Near Sawrey and passing Hill Top (Miss Potters House), Esthwaite Water will then be seen on the left hand side The entrance drive to Broomriggs is found mid way along on the right hand side (being a total of 2.3 miles from the Ferry).

Alternatively from Hawkshead, leave South on the B5285 signposted for "Sawrey and Windermere via Ferry" and travel for approximately 1 mile until the driveway for Broomriggs is found on your left.

Description Broomriggs is a distinctive and highly attractive property, built around 1900 by Thomas Thornely, Master of Trinity House Cambridge, a great friend of John Ruskin who resided nearby on the shores of Coniston Water.

This elegant and impressive building has undergone significant though sympathetic alteration over the years and now provides eleven exclusive self contained apartments. What will not have changed throughout that time however are the magnificent views, or indeed the superb grounds, both of which will undoubtedly have been visited by Beatrix Potter who lived at nearby Hilltop in Near Sawrey as she was the cousin of Thomas Thornely's wife Mabel.

This delightful first floor apartment is approached via the original oak panelled hallway and staircase, a very grand entrance indeed, and the apartment itself is wonderfully bright and spacious. The private hallway leads via an original arch doorway into the living room and kitchen which enjoy superb views West over the lake to the surrounding fells. Both the double bedrooms and the private balcony all enjoy this same superb outlook which also encompass the wooded slopes of Grizedale Forest up to the higher fells in the North.

The communal grounds are a true delight, with stone paved patio areas and seating immediately to the front of the building and a wonderful mix of natural and managed woodland interspersed with formal gardens within the 37acres. Quiet little pathways lead through the woodland and afford beautiful views and for the young at heart there is also a badminton or soft tennis court laid out, a small putting green on the lower lawn and further areas of interest for all ages.

For the more adventurous, boats are available to the Broomriggs residents in the private grassed area of land fronting Esthwaite Water almost opposite the entrance driveway to Broomriggs.

The grounds and building are excellently maintained by a resident warden, which removes any management worries, particularly for those who are not permanently resident, as there is always someone available immediately on hand on site to deal with any matters arising day or night.

This lovely apartment is a superb opportunity for anyone looking for an idyllic holiday let, weekend retreat or indeed a permanent home in one the quieter yet very convenient parts of the Lake District National Park.

The apartment is currently a successful holiday let with Hideaways. (www.hideaways.co.uk)

Broomrigg Flats (Hawkshead) Limited is in turn owned, in equal shares, by the ten private flat owners, with each flat owner having a seat on the board.

Management of the Building A Resident Warden, who lives in the eleventh flat, maintains the estate. His duties range from nurturing the natural woodland (which provides a home to a wide variety of plant and wildlife) and managing the extensive formal and informal gardens, to maintaining the fabric of one of Lakelands most elegant buildings.

Over and above keeping the grounds in excellent condition, the warden also gives great peace of mind to the owners by providing on site security and minor maintenance for all of the flats, as well as dealing promptly with any issues which may arise in any one of them.

Owners really can "lock up and leave", feeling safe and secure.

Based on Area rent estimate.

Rent ratio 0.32%
Max investor price (0.8%) £118,875
Target investor price (1%) £95,100
  • Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
  • Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
  • Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
  • Gross yield — Annual rent as % of purchase price (no costs).
