Description
The downstairs accommodation has been cleverly arranged to provide a ground floor annexe if required but could easily be integrated into the main section of the house. The kitchen/ breakfast room is light and spacious and enjoys an outlook over the garden. Beyond this there is a utility room which provides access to the garden. Neighbouring the kitchen is a cosy family room which has the flexibility of being used as a dining room. The main sitting room is a double aspect room with fireplace, exposed timbers and French doors to the garden. A hallway which also doubles up as a useful study leads to what is currently used as an
annexe with downstairs shower room and separate bedroom.
Stairs rise to the first floor where there are six bedrooms and a family bathroom. The master bedroom has an en-suite shower room. All the south facing rooms enjoy views over the garden and open countryside.
Birch House is situated on the outskirts of Chipping Campden, one of the most beautiful and historic of all the Cotswold market towns. Chipping Campden is renowned for its traditional Cotswold architecture much of it dating back to the middle ages. There is a good range of shops catering for most everyday needs as well as a number of specialist suppliers, a library, and a doctors' surgery.
Chipping Campden School has a very good reputation and is regarded as one of the finest schools in the area. Stratford upon Avon (12 miles) and Cheltenham (22 miles) provide more extensive shopping, leisure and educational facilities. The surrounding countryside offers excellent walks and rides and there are ample sporting opportunities. There is a main line station to London from Moreton in Marsh which provides a regular service to Paddington taking 100 minutes.
To the rear of the house there is a paved terrace area which can be accessed from the main sitting room. The private garden is predominantly laid to lawn surrounded by a number of mature trees and shrubs and a variety of roses. Countryside views can be enjoyed from the rear garden and add to the peace and tranquility. There is a useful garden store for further storage and this provides access from the front gravel drive to the rear garden. The gravel drive to the front has plenty of space for parking several cars.

Based on OpenRent comparables.
- Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
- Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
- Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
- Gross yield — Annual rent as % of purchase price (no costs).
- Cost-to-rent — Price ÷ annual rent (from OpenRent comparables). Under 14× = strong, 14–16× = acceptable, 17×+ = compressed.
- Cashflow — Rent minus mortgage, 10% maintenance, £25/mo compliance. Assumes 75% LTV, 3.95% APR (5yr fixed), 25yr term.
