Description

Vendor Comment: We have loved living at Grove Cottage. It is on a quiet cul de sac just off Whiteladies Road and is completely hidden from the street so is a great lock up and leave house. It has the convenience of shops, restaurants, cinemas, Clifton Down and Redland stations and the 400 acres of the Downs all within a short walk. There is a great market on a Saturday morning just down the road. It is also very easy to get into central Bristol or to the airport.

Despite being a cottage, the living room has high ceilings and a sense of grandeur. There is an amazing view from the lounge and both bedrooms where we love to watch the spectacular sun rises, hot air balloons floating by or the fireworks over Bristol and beyond.

When the weather allows, we enjoy having sundowners on the roof terrace or morning coffee in the courtyard with the scent of jasmine and the relaxing sound of the water feature in our low maintenance garden.

Rent-driven metrics

Based on Area rent estimate.

Rent ratio 0.22%
Max investor price (0.8%) £235,625
Target investor price (1%) £188,500
  • Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
  • Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
  • Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
  • Gross yield — Annual rent as % of purchase price (no costs).
