Description

NO ONWARD CHAIN*I didn't know until the man from EweMove told me but Nesfield, the name of my road, comes from the quiet hamlet of Nesfield with Langbar in the Wharf Valley, I guess it's quite apt because I too am nestled in a quiet spot, tucked away in a cul-de-sac rather than a hamlet. I'm link detached, that means that my garage is attached to next door. That means that I'm not attached to anyone's living accommodation, lovely and quiet.

I have an entrance hall with a cupboard for my owner's coats, lovely big open plan living dining room with patio doors opening onto the garden for summer time. I also have a lovely laminate floor. This is great for those dinner parties with friends and family. Of course in nice weather, you could enjoy a barbecue in my south facing terraced garden before retiring into the conservatory.

Upstairs I have two double bedrooms both with laminate floors and a third single bedroom which is currently used as an office.

I am about 6 minutes by car from Harrogate Town Centre or about a mile away if walking. Alternatively, there is a great bus service from Jennyfield Drive which is just a five-minute walk away. Harrogate has so many restaurants that you could eat in a different place every night for over a month. There is also a theatre and 2 cinemas. Harrogate has great bus and train links to York and Leeds, there is also a daily weekday service to London. I'm also only about 40 minutes by car to Leeds/Bradford airport.

Based on Area rent estimate.

Rent ratio 0.34%
Max investor price (0.8%) £107,000
Target investor price (1%) £85,600
  • Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
  • Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
  • Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
  • Gross yield — Annual rent as % of purchase price (no costs).
