Description
Description
THE PROPERTY
Manor Cottage is a Grade II Listed cottage believed to have been built in the mid 19th century, and constructed of red and blue glazed brick elevations with sash windows under a slate roof. A beautiful orangery which was originally part of Speen House, enhances the east elevation of the house. The accommodation is beautifully presented with light and south facing reception rooms looking over the private garden.
OUTSIDE
The property is approached from the lane to parking outside the house. A gate leads into the private and enclosed garden which is laid mainly to lawn with mature herbaceous borders, shrubs and trees. To the east of the house is a large timber outbuilding with a slate roof which could have a variety of uses, subject to the usual planning consents.
Planning
There is planning permission to demolish the existing
outbuilding and replace the outbuilding with ancillary accommodation in the rear garden (18/03391/House).
Location
Manor Cottage is situated in the popular Westbrook which is a No-Through Road with mostly period and individual properties in the lane. Westbrook is part of the village of Boxford, lying in the Lambourn Valley about 6 miles north west of Newbury. The village has a pub, a church and a village hall with recreation ground. Within a few minutes’ drive is The Watermill Theatre and the Woodspeen gastro pub/restaurant. The surrounding rural countryside offers a network of footpaths and bridleways including the Lambourn Way. Comprehensive shopping and recreational facilities can be found in Newbury.
