Noke is a tiny hamlet lying midway between Islip and Beckley approximately 6 miles from Oxford City Centre . It is well known locally for being an exclusive address because it offers that rare mix of genuine rurality and convenient access. Placed for easy access to the A34 and M40 together with principal Oxford Hospitals it is surrounded by farmland, centred round a wonderful church, and it is as quiet as anywhere you could find in this part of the County. There is a railway station at Islip on the Bicester to Oxford line, and access to both the A40 and M40 is a few minutes' drive.
April Cottage is a rather delightful house. Agents are often guilty of superlatives without cause but this property is in great order throughout and represents to our mind the ideal quiet and spacious home. Many of the rooms are double aspect and this ensures really enviable natural light. But there are also some lovely individual touches such as the beams in one of the reception rooms and the iron stair rods. Regarding practicality there is also a surprisingly wide range of storage in the house including the massive loft and many cupboards/ wardrobes. In all it's a welcoming property and a lovely place to be.
The entrance to the property is through an enclosed porch. This leads into an attractive hall with the original wood floor, and stairs rise off, under which is the cloak room. Alongside this the utility is fitted with various units and a wood work surface, plus there is ample space and plumbing for all the usual white goods. To the left of the hall the final downstairs room is currently used as a study and equipped with a range of cupboards and shelving, nb to the front almost the whole width is glazed with two large sliding doors.
Upstairs the theme is similar, starting with a wide landing which also features exposed ceiling timbers. All four bedrooms are large, light and well presented in neutral decor. The bathroom is modern and practical with a white suite. The shower room is rather stylish with a corner vanity sink, chrome radiator and a curved shower. It is also worth noting that there is a walk-in wardrobe to the largest bedroom, this would appear (subject to consents) to lend itself well to conversion as another en-suite if desired.
Outside, to the rear the garden is generously proportioned, beautifully landscaped and very private. Immediately to the rear of the house the terrace runs full width but curves out to the centre. Beyond is a pretty lawn which is flanked by mature borders and a seating area. At the rear a further terrace is beautifully arranged with a circular tiled pattern, there is also subtle low-level LED lighting on a timer fitted. To the left of this there is a Summer house with power and light, a part of which to the left is separated off as the shed. At the front of the house the garden is mainly block paved as ample driveway for several cars, however there are various pretty borders and a large conifer, and the whole is enclosed by stout double gates flanked by a natural stone wall.
