Description
Guide Price, £325,000 - £350,000.
Arranged over the first floor of a converted Victorian house this fine two bedroom apartment would make an excellent home. The property is well presented throughout with a ‘contemporary meets rustic vibe’, high ceilings and feels bright and spacious throughout. The ope plan reception room has far reaching views across the Downs which soon makes you forget you’re only a five minute walk away from Brighton town centre and mainline rail station.
The property has two bedrooms, I’ll say two doubles as I’m an estate agent but I would suggest one massive room and one smaller would be a fair assessment. Both bedrooms are quiet even though being positioned at the front of the building as they have had upgraded wooden sash windows which are double glazed and excellent for both noise and heat insulation. A hallway separates all the rooms and welcomes you as you walk in, the bathroom at one end is a very nice place to be with a bath, pretty brick style tiles and a large window which of course, everyone loves.
What also must be mentioned is the large shared garden which is accessed via the communal hallway. This is shared with the three other flats within the building though the vendors say they seem to be the only people who use it. To have outside space this large when you’re in central Brighton is extremely rare yet wonderful to have. Of further note, or though you’re only a few minutes from town, head five minutes in the other direction and you’ll be in the middle of the trendy Seven Dials where a whole host of coffee shops, bars and independent shops can be found with a real community spirit.

Rent-driven metrics
Based on Area rent estimate.
- Rent ratio — Monthly rent ÷ purchase price (1% rule). 1%+ = strong, 0.8–1% = okay, <0.8% = weak for cashflow.
- Max investor price — Rent ÷ 0.8%; the price at which rent would be 0.8% of price (Stoke-style target).
- Target investor price — Rent ÷ 1%; the price at which rent would be 1% of price (strong cashflow band).
- Gross yield — Annual rent as % of purchase price (no costs).
